We have huge experience in the pub trade and we've listened to the people who run pubs with us to find what they think is the best way to help today's would be Marston's Pub Company Licensee.

Retail Agreement

A halfway house between a tenancy and a managed pub with a branded identity and central support. It allows entry into a pub that gives a retailer the facility to develop their own business with the full help of Marston's Pub Company without the higher entry costs of a traditional tenancy.

Key Features

  • 5 year agreement one
  • Low entry cost (just a security deposit)
  • Income is based on share of turnover (circa 20%)
  • Marston's covers all costs except staffing
  • Managed house levels of support
  • Perfect for new entrants or experienced managers

Base Lease

Great for those people looking for a long term agreement with the opportunity to create and then sell on their own business. Base Leases can last from 5 to 30 years.

Key Features

  • Long term agreement.
  • Rent is clearly set out for the first 5 years, with no RPI increase.
  • Supplemental agreement option for Free Trade pricing (Advance)
  • 100% of Machine and Food Income Retained
  • Fully repairing obligation (internal & external)
  • The lease can be sold and we've removed the Authorised Guarantee Agreement
  • Optional Advance and Ultra Advance agreements

Tracker Agreement

Lets you know exactly what rent you have to pay each week, and you pay in line with how you are trading from month to month. This is a great benefit as the rent is not fixed.

Key Features

  • Rent is determined by the number of barrels sold
  • Rent is capped when 200 barrels is achieved
  • Rent will never be more than £15,000 pa
  • Deposit required is dependant on the pub
  • Wines, Spirits & Minerals offered at competitive prices
  • 100% of Machine and Food Income Retained
  • Low maintenance/repair obligation
  • Negotiable capital required
  • Assistance with Accountant/Stock taker cost

Pathway Tenancy

This presents an excellent option for running your own pub business. It offers a great opportunity for a traditional tenancy lasting for five years.

  • Traditional style agreement
  • A relatively short term agreement at 5 years
  • Rent is clearly set out from the start
  • Deposit required is dependant on the pub
  • Wines, Spirits & Minerals offered at competitive prices
  • Profit share on machine income
  • You retain all profit on food/coffee sales
  • Low maintenance/repair obligation (just interior)
  • Negotiable capital required
  • Opted out of Landlord and Tenancy Agreement Act
